Potter

Potter is our "new" Victorian cottage house plan. The Potter pairs all the grace of late 19th-century design with an updated floor plan, abundant light and contemporary touches that make this home anything but quaint. At 2,030 square feet, the Potter home plan may be on the smaller side, but its high ceilings, tall windows, ample porches and classic built-ins make this three-bedroom home feel much larger than its frame suggests.

FIRST FLOOR

Potter’s wide front porch and built-in bench are perfect for watching sunsets or tricycle races in comfort at your new home. The entrance greets you with a classic hall tree for storing keys, hanging coats and connecting your charging devices. A spacious, open living and dining room is flanked with French doors to the side porch that give the Potter house plan modern livability. Glass pocket doors open to the kitchen in this plan, where a classic, coffered ceiling contrasts with modern, open shelving. Don’t miss the pass-through window that allows the chef to hand off meals to expectant guests dining on the rear screened-in porch. The light-filled family room in the Potter home plan includes a wall of media built-ins and plenty of space for playing games or watching movies. Plus, Potter’s well-positioned mudroom/laundry opens to both porches for convenient access.

SECOND FLOOR

While the downstairs might be the place for entertaining and family gatherings, the second story of the Potter home plan is a comfortable retreat with three bedrooms. The master bedroom has a high tray ceiling and large windows overlooking the backyard, and provides a massive master closet with built-in shelving and dressers. There is a Jack-and-Jill bath and two additional, ample bedrooms on this floor – one of them with a tray ceiling. Either bedroom would also make a great home office. Operable transom windows above the bedroom doors add light and character while keeping the house cool in summer, and stairs from the second-floor landing lead to the sizable attic.

ATTIC & BASEMENT

The Potter house design maximizes its footprint with a full basement and an attic offering more than 1,300 feet of combined additional space. Whether you use these as an art or music studio, a home gym or an additional bedroom, this bonus space gives the Potter a flexible, competitive advantage for a growing family. The basement is 903 square feet and the attic is 427 square feet.

Your TBH&H CAD Construction Documents include everything your contractor will need to build the house as it has been designed by TBH&H. A licensed structural engineer should be engaged to design the foundations and other elements required by your local building codes. A temporary download link will be emailed to you with access to the CAD files. Files may not be altered or modified without permission. Plans include:
