When searching for the perfect lot, you are going to need some help. In most communities, a good Realtor can show you lots for sale that are perfect for you to build your new home. A Realtor who will give you the best guidance is knowledgeable about local neighborhoods, zoning and building requirements, homeowner's associations, financing options and the home building process.

Finding a resourceful Realtor who understands your preferences and who is attentive and patient will take some investigating on your part. Hiring the right Contractor to build your new home is as important as choosing the best lot and the right house. He or she will be your ally in creating a fine home, on time and within your budget. Finding a builder who works in your area is the easy part. Use the Find Pros section at Browse the portfolios of the different builders in your area to see the quality of their work. Reviews and testimonials will give you insight in to their priorities and reputation.

Once you have discovered about 4 good candidates, meet with each of them, visit completed projects with them and tour a current job site if possible. Ask to see how their invoicing is done. Interview their recent customers. Check their credit.

Building Your Team: Landscape Designer

Just when you thought you had everything figured out in this home building process, you realize you have only been thinking about the house. But, when you step out onto that wrap-around porch and take a look around, you ask yourself - What is the view? Where do you play? Where is the garden? the pool? How about the lawn, some plantings, an old maple tree and a flowering dogwood, perhaps a flagstone walkway to the sidewalk and a stacked stone wall? 

If you are just starting your house plan search, there is still plenty of time to get a landscape designer or landscape architect on your team. We live in the DIY Decade.   The internet is a smorgasbord of DIY home design projects for you to roll up your sleeves and tackle. However, the adventure of designing the interiors of a home is not for everyone. Thankfully, there are talented interior designers in every region at the ready. They plan the size and arrangement of the furnishings and they choose all the details - lighting, accessories, etc. Interior Designers choose paint colors, reupholster chairs and hang window shades. They design bathrooms, choose tile, stone and cabinetry, faucets and mirrors. They are the gurus who can make your new furnishings blend perfectly with that buffet you inherited from your mother-in-law.
